Rainy season is coming to an end…well almost!

The HOA Board hopes everyone had a great summer, while here in Costa Rica winter brought much needed rainfall to a very dry summer. 

On the administration side, the last quarter was busy with completion of the 2024 Annual General Meeting, and the implementation of a new accounting, billing and reporting system.  Regarding maintenance, we continued to ensure that lots and roads were clear of fallen trees, and much work was done on our well as we aim to get certification.  This is critical for the continued expansion and growth of our community and we look forward to providing you with more updates soon!

The Annual General Meeting (AGM)

Thank you to all who participated and voted in the AGM held May 2024. Special thanks to the Board members who made this happen. This is the second year our meeting was conducted through online means, making voting and registration so much easier. Please join us in Spring 2025!     (AGM minutes attached in email)

We invite owners to submit your interest to be a Board Director or Administrator.  Its “election year” for our board again and we want to let you know all the positions are elected. If your HOA fees are in good standing, positions are open for all. Please notify the Board or Administrator at: basiahealey@gmail.com

Costa Rica’s Unrelenting Rains Bring Travel Concerns In November! Stay Safe and be aware.

Costa Rica continues to grapple with severe weather conditions as heavy rains persist across various parts of the country, causing widespread flooding, river overflows, and dangerous  landslides. The situation has escalated since last week, prompting authorities to maintain high alert levels and escalating Puntarenas to “red alert”.

Financial Report Card

The HOA Board is presenting the cash flow for Fiscal Year end 2023/2024. We are at a deficit in term of collecting maintenance fees. We encourage you to continue with payments as we slowly move forward to building and selling. When you buy into an HOA property, you're entering into a business partnership with your neighbors.  We encourage your continued support to prevent the property beginning to deteriorate and decreasing in value.

Maintenance on Electrical Cables

This year sagging cables were in need of suspension tension and tightening. Heavy brush growth and fallen trees resulted in significant misalignment. The next big job in November is the chopping the entire development for owner lots who are in good standing. Please ensure your HOA fees are paid. 

We are waiting when final rainfall ends.

Additionally, roadways were cleared of brush and expanded to allow easier access throughout the development.

IMPORTANT NOTICE TO OWNERS REGARDING HOA FEES:

We have received payment transactions with no identification on their proof of payment. This makes it difficult for our bookkeeper to identify who has paid their fees. Please identify yourself if you have paid fees in September or October. Resend a copy of your bank transfer clearly stating your lot # and email to HOA ADMIN infopacificblue@gmail.com


*Please remember to advise the Board if you wish to start building or are interested in selling. There are key certification requirements and bylaw guidelines we can help you and your builder navigate through to be compliant in Costa Rica.

Also, notify the Board of any new change of ownership. We like to meet new neighbors and welcome them to the community.

Key 2025 dates to remember!

January 2025 is time to pay your Property and Corporation tax. Also, HOA Board will be announcing a new date for the next Annual General Meeting 2025. Please remember to submit your HOA maintenance fees or payment plans.
