Pacific Blue News January 2025

!Breaking news!

After more than a year of waiting for proper approvals from government agencies AYA and MINAE, the Pacific Blue well has been certified. Water letters can now be issued for your building permits.

Why Water Letters Matter in Costa Rica Real Estate?

Development Potential: Without proper water access, you can’t develop a property, regardless of its other attributes.

Property Value: Properties with confirmed water service availability often command higher prices.

Legal Compliance: Proper water documentation is crucial for legal property development and transactions.

Future Planning: Understanding water availability helps in planning future property improvements or developments.

Please contact the Administrator pacificbluecostarica@gmail.com or the HOA Board for further information if you are planning to build.

2024 Maintenance in Pacific Blue

This rainy season was particularly challenging with record rainfall of 12-18 inches a month drenching the area. In order to keep the vegetation and reptiles at bay we conducted a big chop in November. The development looks more like park land with clean landscaping and rolling hills surrounded by beautiful jungle canopy. A few electrical poles were also aligned and reinforced to uplift sagging cables.

New date for Annual General Meeting (AGM)!

You are cordially invited to attend our 2025 AGM and participate in a Zoom online meeting on Saturday, April 12, 2025.  The agenda will include budget review, administrators report and election of Board/Administrator positions. We invite you to submit your nominations. Please provide a brief 25 to 30 word description of your skills and how they may apply to each role.  All nominees must be current and in good standing with HOA fees. Further details to follow.

Please come forward and volunteer approximately one hour a month for Board meetings to help set the goals and direction of your HOA. This year will be an exciting time for growth.

Here are a few key suggestions to include in your candidate application.

Introduce who you are: Begin your candidate statement by briefly introducing yourself.

Share a bit of your background both personally and professionally. This can help create

connections with your voters.

Explain your qualifications: While there are few formal requirements for serving on the

board, there are certain qualifications that make some people better candidates than

others. Having the ability to work collaboratively is one important skill. Experience working

with budgets or other project management skills can also boost your candidacy.

Identify your goals: Your statement should also outline your goals for the community. What

do you hope to accomplish if elected to the board of directors? Identify some of the

specific issues you wish to address and how you intend to do so.

Ask for their vote: In closing your statement of candidacy, you might consider asking for

their support and vote at the election. (Sample below)

Remember to pay your HOA fees and 2025 Taxes

January 2025 was due date to pay your Property and Corporation taxes. Also, HOA Board will be sending reminder statements to pay HOA fees prior to the next Annual General Meeting 2025. Please remember to submit your HOA maintenance fees or payment plans.

IMPORTANT NOTICE TO OWNERS REGARDING HOA FEES.

We have received payment transactions with no identification on proof of payment. This makes it difficult for our bookkeeper to identify who has paid their fees. Please identify yourself if you have paid fees in September or October. Resend a copy of your bank transfer clearly stating your lot # and email to pacificbluecostarica@gmail.com

Thank you for your continued support.
